At James Craig Builders we understand the importance not only of the home you build but where you build it. Location is everything and being able to choose your own lot is one of the best reasons to build a brand new home. We also know that many people may not know exactly what to look for when choosing the perfect lot and that’s why we are here to help!
One of the first things we do in our home building process with customers is walk their lot with them. Whether a customer comes to us already owning their lot or they have one they are considering for purchase, being able to see and walk around helps our team to determine a bunch of information up front.
A few important pieces to consider when looking at a lot:
Are you in a subdivision that requires ACC approval and HOA fees, if so what are they?
How big is the lot and what are the setbacks?
What type of slope/natural grade is there? Do you want exposure or a walk out? Does this lot allow for it?
Are there trees that need to come down in order to put the home on it?
Has there been any soil testing done? If not testing may be a next step in the process.
What type of sanitary work will be needed? Does it have city sewer and water or does it need a septic system and well?
How long of a driveway will be needed?
Which direction would the back of your home face? Some customer love to have full sunshine while others want a beautiful sunset.
What are the impact fees for the municipality you are in?
One of the biggest reasons we like to walk the lot with our customers is to figure out what type of sitework and costs are associated with it. When our Director of Construction, Dave Montguire, comes out to walk the lot he will be looking at exactly this. The above questions are ones we look to answer in order to estimate what will be needed to move forward. Typically if we are given lot information up front we can determine what the natural grades of the lot are and how the home fits within any given setbacks. This allows us to envision how a lot and home fit together. One thing that is important to us when we build a home is that it looks like it belongs on the lot and they compliment each other.
Some examples of sitework costs are: Permits and fees, surveys, tree clearing, rough grading, well and septic or lateral hook ups and stone for the driveway/garage. These costs are all unique to each lot. The lot walk is really the first step to determine all of this and to give our customer a clear understanding of what their lot will require before we get started.
